Welcome to The Cliffs at Somersett

If you have been wondering what a truly dialed in luxury home looks like around the 1.7 million mark in Reno, you are in the right spot. We are at The Cliffs at Somersett, a gated pocket perched on the west side of town where the Sierra breezes meet big city lights. From the patio, downtown Reno twinkles in the distance. From the great room, the mountains frame your day. From just about anywhere, you feel the calm that makes this part of Northern Nevada so easy to love.

Somersett has long been a favorite for buyers who want the best of both worlds. You get resort style amenities, trail networks, and quick access to Verdi, Caughlin Ranch, and Truckee River escapes. Yet you are still minutes to midtown coffee runs, Aces baseball, or a spontaneous dinner by the river.

Why this lot matters in Reno

Local tip. In Reno and across the Truckee Meadows, the prevailing winds run west to east. That means a home can look amazing on paper but feel breezy on the patio. This property solves that. The street curves, the orientation leans toward the east, and the neighboring home creates a gentle wind break. The result is a protected backyard and an upper terrace you will actually use all year. Summer sunsets over the Sierra. Winter mornings with a warm mug. Those rare Nevada thunderstorms that turn the skyline into a light show. You get it all.

Step inside the great room experience

You arrive through a peaceful courtyard with garage access on both sides. The front living space greets you with a handsome gas fireplace dressed in rock and a chandelier that sets a refined mood. Then the home opens into a generous great room. Think conversation, game day, and quiet evenings all flowing together.

One of the small joys here is the modern fireplace with color control. Blue for a cool evening vibe. Red or green if you are feeling festive. Blend colors to match a party mood. It is a fun touch that guests remember.

The kitchen that anchors the party

The kitchen is the kind that holds a whole conversation. A massive island with seating for friends, pendant lights that warm the space, double ovens for holiday cooks, a microwave tucked conveniently below, and high quality appliances that make daily life effortless. Off to one side, the two car garage entry and laundry keep real life out of sight and within easy reach.

On the dining side, a floor to ceiling picture window frames the city and hills. It is the kind of window that does not ask, it insists that you slow down for a second and take in the view.

Main level primary suite

The main level primary suite is designed around the view. Waking up to downtown Reno in the distance never gets old. The bath brings hotel energy with two vanities and a large shower that really thought through the details. You get a ceiling mounted head, an adjustable wall head, and the water controls sit by the entry so you can warm the water before you step in. That tiny detail earns cheers on chilly mornings.

The walk in closet is fully built out, using the space smartly with shelves and drawers so the day starts organized. People who want main level living will appreciate that you can do everyday life without stairs.

Indoor to outdoor flow

Slide open the oversized glass wall in the great room and the terrace becomes part of your living space. There is room for a grill, lounge seating, and a table for dinner with a pink Sierra glow. A matching slider by the dining area lets you throw both open for a true indoor to outdoor celebration. Reno gives you the weather. This home gives you the stage.

The upper level bedrooms

Along with the main level primary, two additional bedrooms upstairs provide flexibility for family or guests. With four full baths and two half baths across the home, everyone gets their own space to retreat. The total size is just over four thousand square feet, which is big enough to live large without feeling like you are touring a museum.

The lower level lounge

Head downstairs and the vibe shifts to hangout central. A custom banister with metal railings leads to a spacious media and game area. There is a wet bar for movie night snacks or a grown up tasting with friends. Subtle stair lights make late night trips smooth without bright overheads.

A generous flex room sits just off the lounge. The sellers used it as a fifth bedroom for guests. It does not have a built in closet, so you might outfit it as a gym, an office, a studio, or keep it as a guest room with a wardrobe. The chandelier is a conversation starter all by itself.

A second private suite

Down the hall is a second suite that mirrors the quality of the main level primary. The bath has a beautiful shower and refined finishes. There is a walk in closet and, best of all, a door straight to the backyard. Morning coffee on the patio without climbing stairs? Yes please.

The backyard and privacy

The yard is complete. Thoughtful landscaping, artificial turf for low maintenance, and irrigation in place so you spend weekends relaxing, not tinkering. Directly behind you is a hillside, not rooftops. On both sides, neighbors feel a respectful distance. If a future hot tub is on your wish list, the 220 volt line is already in place on the side yard.

Upgrades that matter

Buyers often ask what upgrades really move the needle. Here are a few that deliver daily value.

  • Wide plank white oak flooring in main living areas, the primary, the staircase, and the lower family room. It adds warmth and quiet underfoot.
  • Quartz everywhere. Como quartz in the kitchen, Talia gray quartz in the primary bath, an elegant quartz fireplace face in the lounge, and Raven quartz on the hearth in the great room.
  • Full backsplash in the kitchen and fully tiled tub surrounds in secondary baths two and three.
  • Granite wet bar downstairs for durability and style.
  • Upgraded railings and that dramatic picture window that turns the dining area into an art piece.
  • Smart home touches. Added wiring for security and exterior cameras, remote control blinds in several rooms, smart thermostats, and epoxy coated garage floors.
  • Premium sliders on both levels that open wide to the outdoors.
  • Keyless entries and a motorized community gate that the owner can open remotely for guests and vendors.

Even the small details matter. Light fixtures and chandeliers were selected with care. TV displays are in place and included. Storage under the stairs is ready for games or seasonal gear.

Location intelligence for Reno buyers

At this price, buyers often compare Somersett to South Reno or Caughlin Ranch. Somersett stands out for resort style amenities, golf, trails, and a west side setting that feels close to the mountains yet not far from Midtown or the university. In this community, you are positioned for a quick drive to Verdi shops, the Truckee River, or a day trip to Tahoe without fighting as much city traffic.

And about that wind. On many days in Northern Nevada you will notice a steady west to east breeze. The lot here is oriented to shield the backyard and upper terrace, which means more usable outdoor days and quieter evenings. That is not a minor benefit. In practical terms it is extra living space.

What 1.7 million really buys

At this level in Reno you are paying for the whole package. Design that helps you live better. Smart upgrades you do not have to add later. A lot that captures views but does not sacrifice comfort. A layout that can host a dozen friends without feeling crowded. And a community that supports an active lifestyle with a clubhouse, fitness, and pools.

Tips to shop this price point with confidence

Here are a few quick strategies I share with clients.

  • Start with the lot. Look at orientation, wind patterns, and privacy. A protected terrace beats a bigger but exposed yard.
  • Validate the upgrade stack. Flooring, counters, sliders, railings, and smart wiring add real value and save future hassle.
  • Think lifestyle zones. Main level primary for easy living, a lower lounge for fun, and a true guest suite for privacy.
  • Check outdoor readiness. Landscaping complete, irrigation set, and power for future amenities.

If you want a deeper checklist, grab the free Reno Buyer's Guide. It covers timing, negotiation angles, and the little things that help you win calmly in a competitive segment.

What stays with the home

Fixtures and furniture are often negotiable at this level. In this case, many light fixtures were curated for the home. TVs are included. Some furniture can be part of a discussion with an acceptable offer. That helps you move in and start living on day one.

Who this home fits

This place is a sweet spot for anyone who wants relaxed luxury without chores. A buyer who entertains on weekends, works from a quiet office or gym downstairs, and appreciates a main level primary will feel right at home. Multi generational households will love the second suite with its private door to the yard.

Today we're coming from the Cliffs in Somerset. We're talking about a high-end luxury home that's going to go on the market for roughly $1.7ish million. If you're looking for that price point, you're in the south end of town or you're working your way up maybe to Colin Ranch. There's not a lot of other parts of town that have houses in this price point. We will put a link in the description below. We did an entire video talking about all things Somerset. So, if you want to know more about what it's like to live here, the HOA, the pool, the clubhouse, the gym, all the features of what you get here in Somerset, we have a separate video. We'll link you for that. But today, what we want to do is walk you through what $1.7ish million dollars looks like here in Northern Nevada, especially here in Somerset and the cliffs. In Northern Nevada, most of the time the wind is blowing off the mountains from the west to the east. And so sometimes when you're in Somerset, you can be in a little bit of a high wind area, but if you look, this home on the street is curved around. It is tucked in the back a little bit. So the house next door and the fact that we face a little more towards the east and downtown is out in the background, it is a much more protected backyard. So, if you're using this space tucked in underneath or even in the upstairs patio, you're going to be able to use this a lot more than some of the other houses here in Somerset because you're wind protected. So, we're about to walk into what is 8956 Sun Creek Trail up in Somerset, the cliffs. So, let's go take a look inside. You've got this nice, again, protected courtyard area cuz again, sometimes areas in this part of town can get a little bit windy. We've got the twocar garage on this side, the onecar garage on that side, which has a door that leads right into the front door. So, let's come on in and let's take a look inside. So, the first thing you want to see is right when you walk in the front door, you've got this great gas fireplace with this awesome rock work. The chandelier and all the fixtures or things that are on the wall can all be included in the sale of this house depending on what price someone were to offer. But it's just a nice living space in that front area that people can use. And as you walk in the front door, then you end up in this great big, you know, I call it great room concept where you've got another fireplace. And what I want to show you is these fireplaces, which we've seen them in a few other Toll Brothers houses, are actually really cool. You can turn on the fireplace, but what's also a nice little feature is you can mess around with the colors. So whether it's blue, red, green, and then if you turn on two at a time, you can start to mess with some of these other colors and make them change for yourself. So as we back up a little bit and just off this room to the right, now you're back more towards the kitchen. You got a massive island with bar stools. Again, that can be included. High-end appliances, great cool looking light, you know, pendant features. And again, if you go this way, we do have the microwave down below. We do have double ovens and the two-car garage and the laundry room work themselves out that way. And then as you pan that way, you've got the actual dining room and amazing views off what's, you know, basically a almost floor to ceiling window that they put in place to be able to take examples of views. So, now we're going to show you the master bedroom, which is on the main level right here. And again, they wanted to take advantage of the view. So, you've got the windows that lead out that direction. You got the nice windows next to the headboard of the bed. And as Sydney comes in and sweeps her way around, you'll get a chance to see what the master shower looks like, the vanity areas, and there's a really nice size walk-in closet that has built-ins everywhere that you're going to see here in just a second. And it makes really good use of the space. But upstairs, there's this bedroom. There's actually two other bedrooms upstairs that we'll show you in a minute. And there's four full baths and two half baths in this house. It's just over 4,100 ft². So, it's got really big size, but it's not so big that it becomes overwhelming. But you'll see for yourself here. This is a great shower and a great master closet. The other cool feature about this house as you walk in there. Obviously, shower head in the ceiling shower head. Another adjustable shower head. And the cool part is is the handles as you come in. The hot and cold water handles are way back here. So, you can actually get the water turned on before you get wet. And I can't tell you how many times we've seen showers where, you know, the turn on and off is right under the shower head. you can't seem to be able to get using it without getting soaked with water. But really cool mirrors, lots of extra space if you wanted to do some more things and put some more furniture in here. But again, a nice size master bedroom. And for people that you know is a two-story house, just know that the main master is on this level. There's also a really big technically be a second master bedroom downstairs. This is one of the other really cool features that Toll Brothers does in some of their homes. So, as you've got this upstairs patio area that you can put a barbecue on and things like that, so you don't have to go downstairs. What's nice is it's got this double slider, so it opens all the way up. So, when the weather's nice, like it is today, it gives you a whole lot of extra space. You got a really decentiz patio on here. And then again, back to that amazing view that you would have sitting up here anytime during the summer, winter, and on that one occasion that we get those nice thunderstorms, you get an amazing view back towards the downtown area. And you can see it just makes this whole space a whole lot bigger. We could do the same thing with the slider over there back towards the dining room. So, it makes it really fun for a party when the weather is fantastic. Do me a favor. If you're thinking about moving to Northern Nevada, click the link in the description below where you can get a copy of our free buyer guide, which will get you a ton of great information for everything you need to know to get your journey started to Northern Nevada. We're going to show you the downstairs now, and you can see this really cool banister with the metal railings that they have. The flooring is this nice wood floors and it has the lights that are coming up on the sides here. So, if you were trying to walk down here in the evening and not want to have all these big lights turned on, this makes it real nice for you to be able to walk and and use the stairway. Also, they have this nice built-in bar area. So, this room downstairs here that you would use, and there's a huge TV on the wall that you'll see in a second can be used as a nice party area so that if you had kids, you could turn into a TV area, a play area, game room. So, it's very user friendly. There's obviously a huge amount of uh extra storage under the stairs. And as you head this way, this is the one room. Technically, we're calling it the fifth bedroom, but because the the closet is there's not a closet in the room, it's really probably more set up as an office or a gym or a workout room. What I love about this room is I think it's got one of the coolest chandeliers I've seen in Reno in quite some time. And it's a big space. So, they were using it more as a guest room or a fifth bedroom. But, as Sydney will then show you as she pans down this hallway, there's a half bath right outside this room and some storage area, but there isn't a closet in here. So, obviously, you would need some sort of piece of furniture, a vanity, an armwall, something along those lines to make it a little more bedroom friendly. But, for the most part, this whole area can be used for a lot of different things in this area. It's got, like I said, a really cool half bath down here. And then as we start to come back and we're going towards, you know, this sort of more game room, play area, bar area. People could put a pool table here. You could do all kind of fun things here. There is one more bedroom downstairs. So, if you come this way, you've got basically a second master suite. So, this could be an awesome area for friends, family that are staying. They're coming in town. um an area that like not that anyone in a house this size would ever do a roommate thing, but it'd be a great situation if you had somebody who's renting some space from you on a house this big, having their own private area. And then similar to the bathroom upstairs in the in the main, you know, primary bedroom, this one's a little smaller, a little less space, but every bit as nice. Has the same kind of really cool big shower setup. And then another walk-in closet. It's just a little bit smaller than the main one upstairs. and great finishes, great cabinetry. And what I like again, even in here, the lights above the sink and the mirrors, they just made it a little bit different, tweaked a little bit to try to give you a little bit of a different feel. And again, what's nice about this one is you also have access to the outside. And as we showed you from the very beginning of this video, nice PA patio, nice landscaping, all finished and done. So if someone wanted to put a hot tub out here or some other uh fun thing, you can then get to it without having to go back upstairs or around the other way. But it gives you access to the outside. And you can see how private it is. This city pans that way. You are right up against the hill. There is no house right here. And there's not going to be any houses right there. The ones in the distance are about as close as you're going to get other than the neighbors on both sides of you. and show just a great amazing private setting and something that you would expect to see in a price point like this. So, I want to read you some of the upgrades that have happened in this. Again, it's a five- bedroomedroom, four full bath, 2 half bath, threecar garage house, 4137 ft on.24 acres, so just over a/4 acre. And what they've done is they paid extra to get this amazing lot that is going to be a little more wind protected. But they also have 7 and 12 in white oak flooring throughout all the main living areas. The primary bed uh staircase and the lower level family room that has that similar flooring that you're seeing up here right now. They did some electrical upgrades, some extra wiring for security system and outdoor cameras. And all the TVs you've seen around the house in the videos are all going to be included as well. There's also tons of upgrades in the stone and tile up, you know, tile work. So, they have, you know, como quartz kitchen counters, Talia gray quartz, primary bath counters with a 6-in backsplash in them, full height quartz fireplace and facade in this lounge area. And then they also have Raven quartz great room, the fireplace hearth. They did a full backsplash in the kitchen, which isn't, you know, normally the stuff that's there. And the bathrooms are tiled like in the tub s, you know, surround shower areas and bathrooms two and three. And then the wet bar that's downstairs, it's granite where normally that isn't a granite countertop. So, one of my favorite features though is where City is just getting ready to show you right now is that, you know, floor to ceiling picture window right off the dining area and that stair railing. So, the stair railing that went down side that's wood with the metal railings also a big upgrade on there. Uh, as far as that, that's one of my favorite features. Again, they also did have options. They put a a door on the onecar garage. There's keyless entry and again this slider that we showed you earlier that does the double sliding and the one downstairs does the same. Those were additional add-ons along with just your normal smart thermostats and things. They did extra installation. And there is again we talked about a hot tub earlier. There is a 220 volt electric on the side of the house. So it' be easy to add those things on as well. And to end it all out some additional like things that they did at the end. a lot of the chandeliers, a lot of the light fixtures, they spent a lot of money on doing those extra touchscreen, you know, for the security system and the exterior cameras. And my client, who happens to be out of town right now as we're doing these videos, has remote access for the gate because it is a gated community, but there's just no person at the gate. He was able to remotely let us into the house today. And a lot of the blinds in the house are also on a remote system and the garage has epoxy floor. So, they've done a ton, which doesn't even include that all that rear yet landscaping they did with the artificial turf, drip system, plant irrigations, all the things. So, this is the kind of house that literally there's going to be absolutely nothing for you to do other than move in. The washer dryer here, the refrigerator is here, even though it's not a built-in. Double ovens, amazing cooktop. You just got all kinds of awesome features in this house. And as far as the furniture goes, if there was anything you saw in these videos that you might be interested in if you were to make an offer on this house, they're willing to have a discussion about some of the furniture because obviously they bought this stuff specific for this house and at the moment nobody's living here and so they're very open to have discussions if there was some furniture here that you wanted to also include in the property. So, if you uh are liking what you're seeing here, by all means, reach out to us if you have any questions. And we just wanted to show you something a little different in a little different part of town that you can get for again $1.7ish million. Also, the link is down below for the video we did specifically all about Somerset, all about what you can expect to see in Somerset, where Somerset is, and that way if you have any questions, you can always reach out to us. So hopefully we showed you something a little different today. Wanted to do a little more high-end since we've been doing a lot of videos lately between, let's say, $400, $800,000 neighborhoods. And these are the kind of homes that typically are, you know, a little different. Not tons of what you get to see in Reno. Hopefully you enjoyed the tour. And again, if you have questions, by all means, reach out to us. So, check out this video we did right here about all things Somerset, which just happens to be the neighborhood that this amazing house is
