Regency at Caramella Ranch, South Reno

This one’s been a hot ticket lately. Caramella Ranch is still being built out (as of mid-2024), so for anyone looking for brand new construction, this is your best bet for now. Located in South Reno, the homes here not only run large, some pushing up toward 2, 800 square feet, but the event life is off the charts.

  • Almost all homes are single-story with deeper backyards
  • New construction options still available (but going fast)
  • Busy social calendar, live music, themed parties, clubs
  • Higher price point reflecting size, build year, and amenities

If you're the kind of person who can't sit still on a Saturday night, Caramella's got your kind of energy. Every buyer I’ve worked with here mentions just how much is happening all the time. It really is one of the more socially active hubs.

Regency at Stonebrook, Spanish Springs, Sparks

Now let’s head a little further into Sparks, Nevada. The Stonebrook community brings the Toll Brothers’ Regency formula to Spanish Springs. This area gives off more of a small-town vibe, so if you prefer a quieter pace without sacrificing great amenities, put this one on your list.

  • Still has some available new construction

Personally, I appreciate how Stonebrook balances quiet surroundings and good value. The location is near Lazy 5 Regional Park and close to Pyramid Highway, making it easier to get to places than you’d expect. It's more laid-back than Damonte Ranch or Caramella, but sometimes that's exactly what people are looking for.

Villa Toscana, East Sparks

Rounding out the list is a smaller, more affordable, and more central option. Villa Toscana is located right in town near East Sparks and offers homes in the 1, 200 to 2, 100 square foot range.
